At Exceptional Study Australia we are passionate about helping house international students coming to live, study and work on the Gold Coast and Brisbane. We act as a marketing agency to help international students and their education agents to find suitable accommodation options when coming to Australia to study either at university or at a college.

Our Exceptional Study Australia student rooms are the alternative living option to staying in a hostel or backpackers. International students may prefer student rooming accommodation as it will provide more living space and a cleaner option for living.

Students may elect to stay short term from 4 weeks and up to 6 to 12 months, depending on what property owners are happy to negotiate. In Australia student rooming is the most affordable option for international students coming to Australia.

At Exceptional Study Australia we act as a marketing agency to advertise student rooming accommodation options to potential international students who are over 18 years of age and directly to their international agents who may be onshore or offshore guiding students.

Rooms and properties are owned directly by landlords or property/home owners who have a house or apartment close to any universities or RTO or ELICOs colleges. Our student accommodation is available for rent on a room by room basis and as short term or long term accommodation. 

Students may either live with landlords directly or they may rent a student room in an investment property on a room by room basis.

Most houses will have one, two, three or four rooms dedicated to international students and may be available for rent on a:

  1. room-only accommodation basis
  2. room accommodation basis including wifi-internet, electricity, gas and water included 

All properties registered with our agency are well positioned, furnished and available only for international students and working holiday visa travellers who are over 18. 

We encourage international students and their agents to enquire, view online and book our rooms directly before coming to Australia to avoid missing out on student accommodation. Students may also like to book their accommodation after they have arrived in Australia.

All houses will be managed directly by property owners to ensure a comfortable room and safe house. At Exceptional Study Australia we match owners to international students needing student rooms on the Gold Coast and Brisbane. 

At Exceptional Study Australia we visit all available houses and apartments on behalf of our clients to make sure they are suitable, before we offer them to you.

ROOMING OPTIONS

We offer the following rooming options on the Gold Coast and Brisbane.

  • Rooms in a share house with just international students and other Working Holiday Visa Travellers
  • Rooms in a share house with international students, other Working Holiday Visa Travellers and the owner lives on the premises
  • Rooms in an apartment with just international students and other Working Holiday Visa Travellers
  • Rooms in an apartment with international students, other Working Holiday Visa Travellers and the owner lives on the premises

Most houses and apartments will offer between 1 to 4 rooms for international students. Most houses will also offer single private rooms (for single travellers) or a shared room for 2 travellers or a couple.

Each room will be furnished and will include water, internet and electricity inclusive of your rent.

LEASES

Leases may be available for:

  • 1 month / 4 weeks (ideal for when you first arrive in Australia)
  • 2 months / 8 weeks (ideal for when you first arrive in Australia)
  • 3 months / 12 weeks (ideal if you have shorter Visa)
  • 6 months / 24 weeks (ideal for longer stays)
  • 12 months / 48 weeks (ideal for longer stays)

COSTS

All international students will be expected to pay the following costs upfront in order to secure a room before or after arriving in Australia:

  • Upfront Once off placement fee $350 (which covers our inspection of a room for you, our administration, our marketing of you to owners and our communications with owners and travellers in the lead up to your placement)
  • 2 weeks upfront rent (normally between $400 to $550 per week on average, depending on your location, the property and the owner)
  • All future rent with our agreement is payable to our agency on a fortnightly basis. We will then transfer this amount to the owners directly

You will be required to sign an agreement with our agency to cover the initial lease period you book with us.

After our agreement is over, if you wish to stay on, we recommend that you sign a direct and separate rooming agreement with your owner and discuss your next rental amount and payment arrangements. They may require you to pay a bond of up to 2 weeks rent to cover any damages. 

If you wish to leave your current owner please notify our agency in writing via email 2 weeks prior to your end date, so that we can inform the owners and remarket their properties.

OTHER OPTIONS

ROOM INSPECTION SERVICE - FOR INDEPENDENT STUDENTS WISHING TO ORGANISE THEIR OWN ROOMS

If you are currently outside of Australia or interstate and wish to organise your own student accommodation options from afar, we can also attend in person any rental inspections for a private student room (you may have seen on another rentals/real estate website). We are able to view any properties in person on your behalf and give you a short video and feedback of our inspection on WhatsApp, the cost will be $200 per property.

We can attend 1 ($200), 2 ($300) or 3 ($400) properties inspections on any one day within 1 to 15km radius of your university or college. We will give you our upfront and honest feedback and any other details provided by real estate agents or owners directly that same day to help you with applying for a room or property. Our aim is to simply help you secure a place to live and view potential properties if you need the "eyes on the ground"
